Privacy Policy
Last updated: October 4, 2026
HarborNest is operated by Sadron Publishing LLC ("we", "us"). This policy explains what information the HarborNest app and the harbornest.app website collect, how we use it, who receives it, how long we keep it, and the choices you have.
1. Information we collect
Information you give us
| Information | When | Why |
|---|---|---|
| Email address, name and password | When you create an account | Sign-in, account emails and support. Our sign-in provider stores your password only in hashed form. |

| Agent details: license number, brokerage, experience, specialties and service areas | When an agent sets up a profile | Shown with the agent's profile and listings |
| Seller details: property type, value range, dock and waterway, selling timeline and goals | When a seller sets up a profile | Setting up seller tools |
| Boats: name, type, dimensions and photos | When you add a boat | Boat Fit and route checks |
| Listings: address, property and dock details, and photos | When you create a listing | Shown to everyone in the app and on listing pages at harbornest.app |

| Reports and blocks | When you report content or block a user | Reviewing reports and hiding blocked users |
| Coverage requests: the place name (such as the city) and the location, rounded to about 1 km | When you tap "Ask for route checks here" in Route to Open Water | Deciding where to add chart data next |
| Emails you send us | When you contact support | Answering you |
Information collected when you use the app
- Device location, only when you tap "Use my current location" in Route to Open Water. We send it to our server to compute the route and do not store it.
- Addresses you type in Route to Open Water or a listing form. Your phone turns them into map coordinates using Apple's or Google's location service. For a route check, we send the coordinates to our server to compute the route and do not store them. For a listing, we save them with the listing.
- Recent route checks, saved only on your device.
- Listings you view, used for recommendations.
- Push token and platform (iOS or Android), if you allow notifications, so we can deliver them.
- AI usage counts, to apply monthly and per-minute limits.
- Error reports when something fails in the app or on our server. They describe the error and do not include your name, email or account ID.
- Guest route checks: to limit how many checks a signed-out visitor can run, we store a salted hash of the IP address that changes every day. We do not store the IP address itself.
Information from others
- Apple, Google and RevenueCat: your subscription status and transaction identifiers. We never receive your card details.
HarborNest has no analytics or advertising tools. We do not track you across other companies' apps or websites, and we do not sell or share your personal information for advertising. The harbornest.app website sets no cookies.
2. How we use information
- To run HarborNest: accounts, listings, messaging, saved homes, Boat Fit and Route to Open Water
- To provide AI features you agree to use (section 3)
- To send notifications and account emails
- To manage subscriptions
- To keep HarborNest safe: reviewing reports, enforcing our Terms of Service and preventing abuse
- To find and fix errors
- To comply with the law
3. AI features
AI search and other features marked as AI use Google's Gemini API. Before the first AI request, the app asks for your permission. If you agree, we send Google the text you type into AI search, listing details, and your boat's type and dimensions. For recommendations, we also send a summary of the homes you saved or viewed: their most common city and property type, and their average price. We do not send your name, email address, phone number or your boat's name.
We use Gemini's free tier. Under Google's terms for that tier, Google may use what we send to improve its products, and people at Google may review it. Do not type personal information into AI search. Our server keeps AI results for a short time to answer repeat requests and clears them daily. If you decline, the app sends nothing to Gemini, and features that do not use AI keep working.
4. Who receives information
We do not sell your personal information. These companies process information for us so HarborNest can work:
| Recipient | What they receive | Why |
|---|---|---|
| Supabase (servers in the United States) | All app data | Database, sign-in, photo storage and server functions |
| Google (Gemini API) | AI search text, listing details, boat type and dimensions, and a summary of homes you saved or viewed, only after you agree | AI features |
| RevenueCat | Your HarborNest account ID (a random identifier) and purchase events | Managing subscriptions |
| Apple and Google | Payment details for purchases, notifications, addresses you type, and the location of an area you ask us to cover | Payments, notification delivery, maps, and address and place-name lookup |
| Expo | Your push token and the notification text. Message notifications show the sender's name and the first 140 characters of the message. | Passing notifications to Apple and Google |
| Resend | Your email address and the email's content | Account emails, such as sign-up and password reset, and notification emails |
| Vercel | Requests to harbornest.app, including IP address and browser type | Hosting the website |
| NOAA | Requests for public tide predictions by station. No information about you. | Tide data for route checks |
| Other HarborNest users | Your name, photo, role and bio; an agent's license number and brokerage; your listings; and messages you send them | How HarborNest works |
We choose providers that agree to protect the information they process for us. We may also disclose information when the law requires it, or to protect the safety or rights of our users or others. If HarborNest is sold or transferred, your information would transfer with it and stay covered by this policy.
5. How long we keep information
- Your account: while your account exists.
- Account deletion: when you delete your account in the app (Profile > Settings > Delete Account), we delete it right away. This removes your profile, listings and photos, boats, saved homes, push tokens, AI usage records, and every conversation you took part in, including the other person's copy.
- Notifications: 90 days.
- Listings you viewed: 180 days.
- Coverage requests: until you delete your account.
- Error reports: 90 days.
- Guest route-check records: 1 day.
- AI results: cleared daily.
- Backups: daily backups are deleted after 7 days, so deleted information can remain in a backup for up to 7 days.
- Purchase records: Apple, Google and RevenueCat keep these under their own policies.
6. Your choices and rights
- See and correct your information: edit your profile, boats and listings in the app, or email us.
- Get a copy: email us and we will send a copy of your information within 30 days.
- Delete your account: in the app, go to Profile > Settings > Delete Account, or email us from the address on your account. See harbornest.app/delete-account.
- Notifications: turn them off in your device settings.
- Location: turn off location access for HarborNest in your device settings. You can still type an address.
- AI: decline when the app asks before the first AI request.
- Blocking: block the other person in any conversation to stop them contacting you.
To protect your account, we may ask you to write from the email address on your account before we act on a request. We will not treat you differently for using these rights.
7. California residents
California law gives you the right to know what personal information we collect, use and disclose; to delete it; to correct it; and to opt out of its sale or sharing for advertising. We do not sell or share personal information, so there is nothing to opt out of. The categories we collect are listed in section 1: identifiers (name, email address, account ID), contact details (phone number), purchase history, activity in the app (listings you view), location (used in the moment for route checks, and rounded to about 1 km for coverage requests), and content you create (photos, listings, messages). To make a request, email us.
8. Security
All connections use encryption (HTTPS). Database rules limit each account to the information it is allowed to see, and the app keeps your sign-in token in your device's secure storage. No system is completely secure, so we cannot guarantee the security of your information.
9. Children
You must be 18 or older to use HarborNest. We do not knowingly collect information from anyone under 18. If you believe a child has given us information, email us and we will delete it.
10. Where information is processed
HarborNest is offered in the United States, and we process and store information in the United States.
11. Changes to this policy
When we change this policy, we update the date at the top. For important changes, we will also tell you in the app or by email.
